Terms and Conditions - Who am I dealing with ?

OPI Resorts (VL) is a registered company in the province of Alicante . Your accommodation contract is with the individual property owners, represented as booking agents by VL who also act as the managing agents.

Payment ?

A deposit of 20% is required at the time of booking and is accepted as part payment of the final amount. The balance must be paid FOUR weeks prior to the start date of your holiday, at which time the necessary cleaning and linen charges along with the damage deposit are also due.

For bookings received within FOUR weeks of your holiday start date, the full payment, cleaning, linen and damage deposit charges are due at the time of booking.

Note: May we please advise you that a 3% levy is applied to all credit card transactions. This charge is applied by the banks and unfortunately we are obliged to pass this on to the customer.

What happens if I cancel ?

Should you wish to cancel, written notification must be sent via the fax from the party leader to the office accomodating your booking. In the event of cancellation, the following charges apply:

Your responsibility

The accommodation must be left in a clean and tidy condition, otherwise additional charges may be incurred. You are responsible for the property during your stay. You undertake to report and pay for any damage caused to the property and for any equipment damaged or broken during your stay. We reserve the right to ask you, or any member of your party, to leave immediately if your behaviour is likely, in our opinion, to spoil the enjoyment, comfort or safety of others within the community.

Damage deposit

Our owners require us to hold a damage deposit for each property on the following scale:

2-Bed Apartment 150 € 1 months rent
3-Bed Apartment (and over) 200 € 1 months rent
Villas & Townhouses 250 € 1 months rent

Providing no damage is caused during the letting period, the deposit will be returned after the end of the booking period – please allow up to 14 days for receipt. Claims against the deposit will only be made in the event of damage caused other than in the course of normal and fair wear and tear, and we urge clients to notify any damage to the VL office promptly so that it may be quickly rectified. Damage discovered after the end of the letting period will be notified to the client by telephone as soon as possible and will be confirmed by letter or fax. We expect properties to be left in a reasonable condition so that they may be quickly prepared for the next clients. If abnormal cleaning is required this may be chargeable against the deposit.

Linen & Cleaning charges

The following charges apply in addition to quoted rental property prices and should be paid at the time of booking:

Accommodation

Accommodation provided is for the use of the named clients only and may not be added to, sub-let or assigned in any way. Self-catering accommodation is available from 4pm on the day of arrival and must be vacated by 12pm on the day of departure. All self-catering accommodation is privately owned villas and apartments which are not identical, reflecting the preferences of the different owners. Complaints of whatever nature should be notified to Overseas Property Investments immediately in order that we can deal with them promptly and ensure satisfaction. In any case, the liability of the owners or their representatives is limited to the cost of the accommodation booked.

Travel Insurance

We recommend that you take out holiday cancellation insurance cover which will normally refund you if the reason for cancellation falls within the terms of the policy.

What protection do I have ?

All monies paid over to us will be held in our Client Account. Funds will only be released from this account to the owners once the booking period has commenced.

Please Note

We reserve the right to switch a booking to accommodation of an equivalent standard should this prove necessary due to unforeseeable circumstances.
